The pros of selling your house through an estate agent include:

- Estate agents can advise you on an asking price for your house and the selling process.
- Estate agents can act as a negotiator between you, the buyer and solicitors.
- Estate agents can do viewings on your behalf if you are unable to or do not want to.
The cons of selling your house through an estate agent include:
- Estate agents fees - most will normally charge 1-2% plus VAT of the final sale price of your house. This can run into thousands of pounds.
- It can sometimes be more hassle using the estate agent as 'middle man' instead of going direct to the buyer to discuss certain issues.
