Choosing an Estate Agent
It is important to choose an estate agent carefully. You should shop around until you find an agent you are satisfied with.
Here are some hints on choosing an agent to sell your property:
- Choose an estate agent that sells or specialises in the type of property you are selling.
- Shop around and contact at least three different agents before making a decision. Agents will normally come to your property and advise you on an asking price for free and with no obligation.
- Find out the rate of commission the agent will charge.
- Find out how long it has taken the agent to sell similar properties in your area.
- Find out what type of contracts they offer - sole or multi agency, and if there are any penalties for changing estate agents.
- Find out where your property will be advertised, for example will the details be sent by post to potential buyers, put in the local press, on the Internet etc.
- Ask for recommendations from friends and family.
- Make sure you can get along with your estate agent. After all you will be working with them for at least a few months.
Estate agents may be in a position to benefit personally from the sale of a property. You must be told promptly, and in writing, if your estate agent, or a relative or business partner of the estate agent, wants to buy your property.
