Quick House Sale Guide: How to sell your house fast.

Setting a Price and Preparing Details and Photos

  • Start by looking at property prices in your area. Look in the local press and in estate agent's windows and try to find properties that are a close comparison to yours in terms of number of bedrooms, reception rooms, garage, gardens, parking etc.
  • You can ask estate agents to come to your property and give you a rough asking price - many agents will do this for free and with no obligation for you to use their services. However, they may not agree to if they know you will be selling your house privately.
  • You can find out the price that any property was sold for in the last 6 years by looking on Rightmove and other property sites. Look up similar houses to yours in your area to find a good comparison.
  • When setting your asking price remember that most buyers will be expecting to offer below the asking price and then reach a compromise between their offer and the asking price.
  • It is easy to set a high price to then bring it down if you get little interest in the property, but it is much less common to raise the asking price. But do bear in mind that a lower price will help with getting a quick house sale.

When privately you will usually need to prepare your property details and photos yourself. Photos are important as buyers are much more likely to find out more about a property if they can see a picture of it. The details of your property must be informative and accurate.

As a good starting point look at property details for similar houses in your area. Look on the Internet, in the local press and obtain details of other properties from local estate agents. Make sure you know the typical abbreviations, e.g. gch = gas central heating, d/g = double glazing and so on. If you still have the details of your property from when you bought it you can use much of the information contained on it.

A digital camera is ideal for taking the photos for your property as you can take a number of them before deciding which to use and it will make it easier for uploading photos onto property websites.

Always get a good picture of the front and back of the property, preferably on a bright and sunny day. Inside the house make sure the rooms are tidy and clean and are set up for what they are intended for. Try to photograph rooms from an angle that them look as large as possible and get any interesting features in the picture.
