Can I sell my house through an estate agent and market it privately?
Yes, you can get your property listed with an estate agent and try to sell it yourself as well. However, it is very important to check the agent's contract carefully to make sure the contract allows for this.
- 'Sole Agency' - You may only use the one estate agent. However, this does not stop you from marketing and selling your property yourself, as long as there are no other agents involved and you introduce the buyer to your house.
- 'Multi Agency' - You may use a number of different estate agents (check the terms as to whether it states the number of agents you can use). You can also market and sell your property privately, as long as the buyer is introduced to the property by you and not through an estate agent.
- 'Sole Selling Rights' - A clause containing this statement in your contract means that you have given the estate agent full selling rights to your property and are not able to market or sell the property privately or through any other means.
If you do intend to sell your property privately it is best to be up front with the agent and tell them at the outset to avoid any confusion later on.
