Quick House Sale Guide: How to sell your house fast.

During A Viewing

  • Make sure the house is well aired but don't go over the top with air fresheners as buyers will think you are trying to hide something. There are certain smells that are said to appeal to buyers, such as fresh bread or having freshly brewed coffee in the kitchen.
  • Get the temperature of the house right. Make it nice and airy in summer and warm and cosy in winter.
  • If an agent is leading the viewing for you and you are at home at the time always try to stay right out of the way - perhaps in the garden.
  • Always take viewers in through your front door. Show the best rooms first - try to give that WOW factor. Allow the buyers to enter first or wait in the doorway until they have finished in the room. This is especially important in small rooms or spaces as it will look too crowded with a number of you in there.
  • Try to be friendly and relaxed with the buyers but don't go over the top.
  • Don't talk too much or give them irrelevant personal information as you will bore them. Instead, listen to their needs and ask about themselves, such as whether they have children, pets, what they do for a living, hobbies etc. so you can find out what they are looking for in a property. You can then use this to point out the advantages of your property. E.g. if they have children you can tell them there is a good school nearby (but clearly don't tell them this if it is not true!) If they enjoy working on old cars you can point out that your double garage and driveway give ample room for that.
  • Don't ever say anything negative about the property or the area unless you are asked a specific question, in which case it is important to be honest.
  • Give as much positive information as you can about the area, e.g. proximity to shops, schools, leisure facilities, train station, bus stop etc.
  • Don't ever appear desperate to sell. If you do appear desperate it will either put buyers off as they will feel there is something you are not telling them, or they will come back with a low offer hoping you will accept in desperation. But do make sure they know you are serious about selling or they may be put off thinking you might pull out.
  • After showing buyers around your house let them wander around a second time on their own.
  • It is helpful to buyers if you prepare a list of what you are taking and what is included in the asking price e.g. carpets, curtains etc.
  • It is a good idea to have a script or checklist of important features to tell potential buyers. You can give this to them after the viewing as a reference (as long as it doesn't make you look like a desperate seller).
