Before A Viewing
- Do any minor repairs to the house before putting your house on the market. Buyers don't want the hassle of repairs and doing DIY when they move in. And unfinished or unsightly areas will make buyers wonder what else could be wrong with the house.
- Make sure the path to you front door is clear and that the front of your house is tidy and appealing as first impressions (known as 'curb appeal') are really important. Clear all weeds from the front and back gardens. Make sure the doorbell works and always take buyers in through the front door.
- It may sound pretty obvious but it's really important to make sure your house is clean. In particular make sure bathrooms are sparkling and kitchen work surfaces are clear. Hoover and dust the house thoroughly and make sure windows are clean.
- If you have lots of pictures hanging in your house take them down and make good the hole from which it was hung.
- Clear any clutter away and de personalise your home. You should put away any photos you have as buyers need to be able to try to visualise themselves living there. If you are short of storage space you should box up clutter and belongings and put it in a friend's garage or into storage.
- Hide away dogs and other pets or leave them with a neighbour. If your buyers don't like pets they can be put off straight away.
- Don't ever block up a room or doorway as buyers will want to go through all rooms.
- Do not have any washing hanging in the garden or around the house.
- Turn off the TV, radio, PC, washing machine and any other appliance that may be a distraction to buyers.
- Put the lights on in your house, particularly in darker rooms, and if you have a fire light it. Make sure all curtains are drawn back in the daytime.
- Put your valuables out of sight as it is good practice to allow buyers to wander around the house alone after the initial viewing.
- Always dress rooms for what they are meant for. Make sure beds are made, lay the dining table with plates and cutlery, and have some fresh flowers in the house.
